Land Financing in Texas: Land Loans vs Construction‑to‑Permanent (What Hill Country Buyers Need to Know)

Financing land is not the same as financing a home.

Vacant lots are “riskier” to lenders because there’s no finished house as collateral, so land financing usually means:

  • larger down payments
  • different loan products
  • and more documentation

Common financing options for Hill Country lots

1) Land loans (raw land vs improved lots)

A land loan is designed specifically for purchasing vacant property.
What changes the terms:

  • “raw” vs “improved” (utilities, road access, etc.)
  • location and marketability
  • your down payment and credit profile

2) Construction‑to‑permanent loans (land + build packaged)

This combines:

  • purchase of the lot, and
  • construction financing, and
  • conversion into a long‑term mortgage once the home is complete

This can be a great fit if you plan to build soon and want one financing roadmap.

3) Portfolio / rural‑focused loans

In Hill Country markets, some lenders offer in‑house products that can be more flexible depending on the scenario.

Down payment reality

Land financing often requires a larger down payment than a traditional mortgage. Depending on the lot, utilities, and lender, buyers commonly see higher down payment expectations than they expected.

A smart financing plan before you shop

If you’re financing any part of this, do these steps early:

  1. Get prequalified specifically for land or land+build (not just a house purchase).
  2. Decide whether you want to buy the lot now and build later, or bundle land+build.
  3. Keep your finances stable once you start the process.

What I tell buyers

If you want to avoid financing drama, match your lot search to your loan reality.
Some lots are gorgeous… but a lender may not like:

  • uncertain access
  • unclear utilities
  • heavy restrictions that reduce marketability
