Water for Your Future Build: City vs Co‑Op vs Well (How to Choose the Right Lot)
Water for Your Future Build: City vs Co‑Op vs Well (How to Choose the Right Lot)
When you buy a lot, you’re not just buying dirt — you’re buying a plan for a livable home. And nothing makes a home livable like reliable water.
In the Hill Country, water setups vary widely. Two lots in the same area can have totally different water realities.
The three most common water setups
1) City water
Pros
- predictable pressure and ongoing service
- often simpler for resale
- fewer moving parts for the homeowner
Cons
- tap/connection fees can be significant
- not available in many rural areas
- capacity limits can exist depending on growth and infrastructure
What to verify
- Is a tap/meter available specifically for the lot?
- What are the total connection costs (tap + any line extension)?
- Any restrictions on irrigation, pools, or future expansion?
2) Water co‑ops / water supply corporations
Pros
- common in rural Hill Country areas
- can be a great solution when city water isn’t available
Cons
- tap fees and policies vary widely
- line extension costs can surprise buyers
- pressure/reliability may vary by location
What to verify
- membership/tap requirements and costs
- whether a line extension is needed (and who pays)
- expected timeline to install service
3) Private well
Pros
- independence (no monthly water bill for usage)
- ideal for some rural builds
Cons
- drilling cost and depth are unpredictable
- water quality and yield vary
- ongoing maintenance is on the homeowner
What to verify
- are nearby wells successful (depth and yield)?
- is there room and access for drilling equipment?
- any local restrictions or permitting requirements for wells?
- how will you treat/soften/filter the water if needed?
The “water reality” questions I ask on every lot
- What’s the confirmed water source for this exact property?
- What’s the up‑front cost to get water to the homesite?
- What’s the long‑term reliability risk?
- Does this water setup match my lifestyle (full‑time vs weekend vs investment build)?
Quick planning tip: match water to your build plan
- Want a pool, heavy landscaping, or a guest casita? You need to understand capacity and cost early.
- Building soon? Choose the lot with the clearest path to water service on your timeline.
- Building later? Confirm you can hold the lot without surprises (fees, policy changes, waiting lists).

If you send me the address/MLS link + your rough build plan (single‑story vs. two‑story, sqft, shop/pool/casita), I’ll help you spot red flags around access, utilities, restrictions, drainage, and site costs.
Bonus: I’ll send you my Lot Fit Checklist so you can tour lots like a builder.
